Coffee Is a Power Move

One investor (let’s call him Brad) owned a large portfolio.

I didn’t pitch him.

I said:

“Can I take you to coffee and pick your brain?”

That’s it.

Investors with ego (and yes, many have one) love to mentor.
They love to feel experienced.
They love to teach.

But here’s the key:

Ask smart questions.

When they realize you can actually “talk with the big boys,” the dynamic shifts.

That coffee meeting ended with him emailing me a spreadsheet of off-market properties he might sell in the next year or two.

I highlighted the ones that matched my buyer’s criteria.

Fifteen closed. Over $3 million volume. 

Easiest commission day of my career.

And yes, I charged more commission than just the buyer side PLUS a transaction fee — because I connected both parties and then navigated the transaction to close.
